We bought our house eleven years ago and even though we originally had to remodel the home when we bought it, it’s now been over a decade since it was last remodeled. This is the joys of homeownership…it’s never-ending. It doesn’t matter if you remodel your home right now to current trends, in ten years the styles and trends will have changed and thus your home will now be “outdated”.
However, around Thanksgiving 2021, we noticed a leak happening from our master bathroom. At first we thought it was a fluke like one of us had failed to close the shower curtain correctly and water had leaked onto the floor too much. But alas, we realized that we had an actual leak that would need to be taken care of.
Since we bought our home as a foreclosure back in 2011, there were a lot of things wrong with the house (like rats living it for one). And even though my husband is a contractor, we didn’t have a whole lot of money to remodel and repair our new-to-us home. So we cut a few corners. These “corners” aren’t bad. They won’t cause the house to fall apart but they are things that wouldn’t pass inspection if we went to try to sell our home. And one of those corners we cut was in our master bathroom. So we decided that we were going to fix the leak, fix the corners we cut to bring the bathroom up to the current code, and we were going to remodel it!

Now if you’ve watched our Home Tour video on YouTube, you know that our master bathroom is tiny. Pat and I both cannot be in here at the same time without one of us having to smash our bodies into the wall or sink. 
So the overall square footage of our bathroom was not changed.
We set up a sinking fund for this project and actually took some money out of our home maintenance sinking fund to get this project started.
And yep, if you can’t tell by the picture above, the leak was way worse than we originally thought. Gotta love construction – there’s always an unforeseeable! So we ended up having to replace the entire subfloor so we could remove the mold.
What We Budgeted:
We originally budgeted $5,000 for this project. And I’d love to tell you we came in under budget, but that would be a lie. We ended up over budget by $151 and some change. We not only had to replace the subfloor but we also discovered that our floor was almost an inch and a half off level! So we had to also liquid level the floor and we had to order a custom fit glass door for the shower. That’s the disadvantage of when your room isn’t plum – you have to have things custom made to fit correctly.
I also made sure to scan all of our receipts into Fetch so I could earn points towards gift cards! This helped to offset the overage in our budget.

What We Used:
If you were following this project on Instagram you know I promised to share links to everything we used in our bathroom because I know firsthand how helpful it is to get inspired for a project and have the list of products used readily available. So for anything that we bought that has a link I’ve shared it below in the post. Obviously, I don’t have a link to the shower door because that was ordered made by a local glass guy.
Flooring:
We choose Westford Gray III Wood Plank Porcelain Tile for the bathroom floor. We originally had planned to do a heated floor in this bathroom but alas, discovering that the subfloor had to be replaced and that the floor was so out of level that cut too much into our budget. So decided to forgo the heated floor.
Double Sink Vanity:
Unfortunately, the original vanity we chose and had delivered, the delivery guys just dropped the vanity at the end of my driveway and broke the stone countertop. So my husband found a similar countertop from Lowe’s and had to retrofit the top to fit on the vanity. Thankfully, Lowe’s gave us a steep discount on our vanity since it was broken by the delivery folks. The double vanity we went with is Allen + Roth Roveland 60in Undermount Double Sink.
We decided to match the vanity with these mirrors from Lowe’s as well.
Shower Tiles:
It took Pat and me forever before we agreed on shower tiles! I wanted subway tiles but since my husband is a contractor he was seriously tired of always putting in subway tiles and wanted to go for a slightly different look. So we choose a gray theme in both our wall tiles and floor tiles. We also decided to use our bathroom wood plank floor tiles to tile the shower niche and for the shower drain.
Shower wall tiles are the Zellige Pearl Opal Polished Ceramic Tiles from Floor and Decor.
Shower floor tiles are the La Belle Purity 1.5 in Hexagon tiles from Floor and Decor.
Paint:
We wanted to gray but wanted to stay away from some of the more overly used grays in homes that my husband works in. So we decided on Light Frech Gray from Sherwin Willams. I love how it made the countertop pop!

We did a lot in this little bathroom! Including changing the toilet to one that is better for our septic tank than the one we had before. And adding in the double sink has been amazing as well as adding one more outlet and replacing the previous outlet with one that has USB! So nice to be able to charge all.the.things!
